Likely Sale Price vs. Value

Think that beautiful kitchen remodel, new roof, and new furnace add to the value of your home?

Answer: Yes....   and no.  While there is data out there on how much of a dollar for dollar return you can expect on various home improvements, it is a question that is difficult to answer.  We know that kitchens and bathrooms offer some of the best return on investment.  It also depends on what part of the country where you live.  There is no mathematical formula that we can apply easily.

Function: Your roof is at the end of it's life and you invest $10,000 to have a a complete tear-off and new roof put on. Does this add $10,000 to the baseline value of your home? No, but you can be sure a buyer will deduct that amount from your asking price if it's left undone.  It does, however, increase the likelihood your home will sell.  Generally, buyers do like a move-in-ready home that offers a few years of worry free living.
